I am interested for the condo in Sta Mesa, Manila specifically the one bedroom unit which costs around P1.4M something.

May I know how much is the down payment; how much is the monthly amortization; and payable for how many years?

Here are the terms for Harton Tower (subject to change without prior notice):
1. The first 20%, net of the Reservation Fee of P20,000 is payable over 12 months.
2. The next 40% is payable over the next 24 months.
3. The final 40%, is payable as a lumpsum amount on the 37th month. You can also get
financing packages for this final amount.

For the 75.4 sq m 2BR (PhP 4,373,200):
20% downpayment - PhP 874,640 (Reservation fee of P20,000 + 12 monthly installments of PhP 71,220)
40% - PhP 1,749,280 (24 monthly installments of PhP 72,887)
Remaining 40% - PhP 1,749,280 (lumpsum)

For the 105.45 sq m 2BR Penthouse:
20% downpayment - PhP 1,361,016 (Reservation fee of P20,000 + 12 monthly installments of PhP 111,751.33)
40% - PhP 2,722,032 (24 monthly installments of PhP 113,418)
Remaining 40% - PhP 2,722,032 (lumpsum)

NOTE: A parking slot costs P600,000 and is incorporated in the Contract Price of the Penthouse unit. Since the parking slot is optional, the non-penthouse unit computations do not incorporate the cost of a parking slot.

How much is the cash price of a 1 bedroom unit & how much is the cash discount? Is the unit RFO?

[From 1PhilippineRealEstate.com] Hello, Mr. Campoy! The 1BR units range from P1.5 to P2.1 million, and the cash discount is 20%. The unit is not RFO, because it will be ready in mid-2010 (according to realtor Josie Enoval - 0917 846 6998).

There’s a promo going on this March 2007 — 30% down, 36 months to pay at 0% interest. The remaining 70% is due on the 37th month as a lumpsum payment, which can be financed via in-house at 5 yrs, or through bank financing. The reservation fee is only P20,000.
