Nuvali (sounds like “new valley”) is a special mega-project of Ayala Land in Canlubang, Laguna. At approximately 8 times the size of the Makati CBD, it is currently the largest largest, master-planned regional hub in the Philippines. Driving from Makati, you can get to Nuvali via the Mamplasan Exit.

The first phase of the 1,600-hectare project will cost around P3.5 billion.

This first 300 hectares will have the following:

  • Retail center
  • Multi-functional lake
  • Business process outsourcing campus
  • Campus apartments
  • Visitor’s center
  • Residences
  • Xavier School

(Hmmm… so this is where Xavier will expand to. With all those alumni and their sons, the San Juan property is simply not large enough.)

Why does Ayala Land call it Nuvali Evoliving? According to ALI officials, “Nuvali would devote 50 percent of the development area to open spaces and greenery.”

You’ll find communities for everyone:

  • Ayala Land Premiere (high-end)
  • Community Innovations Inc. (for urban achievers)
  • Avida (affordable segment)

And here are the residential offerings:

  • Abrio is an Ayala Land Premiere cluster of 380 exclusive lots on a 70-hectare portion of the Nuvali project. It is going to be positioned as The Next Forbes Park.

    You will enjoy a high level of privacy and exclusivity, because only a maximum of 5 units will be allowed per hectare. The lot cuts are large: 800 sqm to 1200 sqm.

    The roads are wide (16-meters for the main road, with another 4 meters for bicycle lanes; inner roads are 10-meters wide).

    You will enjoy about 8 meters of greenery on both sides of the roads (excluding property line setbacks), plus your walks will be infinitely wonderful along the 2-meter wide sidewalks shaded by two layers of trees.

  • Treveia is a Community Innovations 60-hectare house and lot community, which may cost roughly P9,000 to P9,500 a square meter per lot. Lot sizes may measure roughly 300 square meters each. (Expected launch: October 2007)

    Treveia is just 5 minutes away from the Abrio project and 4 kilometers from the Sta. Rosa-Tagaytay road.

  • Settings (Avida) will offer starting Oct 2007 lots (120 sqm and up) priced at P1.9 million to P3 million.
